Wilton Manors vs. Provincetown
Wilton Manors just took first place in the Williams Institute’s ranking of U.S. cities by same-sex-couple households!
I’m Chris Caputo, Vice Mayor of Wilton Manors, and in this slightly silly, but still fairly objective video, I compare two of my favorite places: Provincetown and Wilton Manors. While Wilton Manors now holds the top spot in that ranking, there are a lot of things that make Provincetown great that we can learn from. See how both cities rank in 12 areas during this 12-minute video.
Spoiler: five picks for Wilton Manors, four for Provincetown, three that depend on you.

| ID | Source | Evidence & qualifications |
|---|---|---|
| S01 | Williams Institute: Florida Census Snapshot 2010 ↗ | Primary research PDF recovered from the Institute's linked 2010 archive. Printed page 6: Wilton Manors rank 2, adjusted 781, adjusted rate 125.33 per 1,000 households. Methodology on printed page 3 explains researcher adjustment, householder limitation and possible undercount. |
| S02 | Williams Institute: Massachusetts Census Snapshot 2010 ↗ | Primary research PDF in the same official archive. Printed page 5: Provincetown rank 1, adjusted 237, 148.08 per 1,000 households. The displayed rates convert to 12.533% and 14.808%. Do not reverse-engineer exact total household counts from rounded adjusted numerators. |
| S03 | Williams Institute: Florida 2020 Census Snapshot (September 2025) ↗ | Printed page 7: Wilton Manors U.S. city rank 1; count 1,331; 213.47 per 1,000 households. This is 21.347%, rounded to 21.35% in speech. |
| S04 | Williams Institute: Massachusetts 2020 Census Snapshot (September 2025) ↗ | Printed page 5: Provincetown U.S. city rank 2; count 420; 211.27 per 1,000 households = 21.127%. Lead calculated from published rates: (213.47 - 211.27)/10 = 0.220 percentage points. Counts are about 3.17 times as large in Wilton Manors; this does not measure all LGBTQ residents. |
| S05 | Williams Institute: 2020 Census Snapshot methodology ↗ | City-ranking inclusion threshold: 50 same-sex couples. Counts are not ACS sample estimates; small-area disclosure avoidance still warrants caution. Relationship-to-householder and recorded sex define the measure. Methods and question wording changed across censuses, limiting a simple demographic-growth interpretation. |
| S06 | U.S. Census Bureau: Coupled households in the 2020 Census ↗ | Explains revised 2020 relationship categories and 2010 measurement problems. The episode does not infer sexual orientation or gender identity from recorded sex. Married and unmarried partners are included; roommates are not automatically couples. |
| S07 | The Pride Center: programs and membership ↗ | Organization's current description identifies Women with Pride, transgender/nonbinary services, active aging and support programs. Supports examples of inclusion, not proof that every resident feels equally welcomed. |
| S08 | Provincetown Business Guild: 2026 theme weeks ↗ | Primary organizer calendar. Supports named events and breadth of tourism programming. No attendance or economic-impact superlative is asserted. |
| S09 | Women's Week Provincetown: organizer calendar ↗ | Main 2026 dates October 12-18, with events beginning October 9. It is underway on the review date. |
| S10 | Provincetown Business Guild: TransWeek ↗ | Organizer lists October 18-25, 2026. Formerly Fantasia Fair. The episode uses the current name. |
| S11 | The Pride Center: Coffee & Conversation ↗ | Weekly Tuesday gathering is an example of ordinary-week active-aging programming. Its claimed national superlative is not repeated. |
| S12 | City of Wilton Manors: Special Events ↗ | City calendar identifies Stonewall and Wicked Manors among recurring local events. Proposed expanded programming in the script is Chris's editorial suggestion, not an adopted municipal commitment. |
| S13 | PeopleForBikes: Provincetown current city profile ↗ | Retrieved profile identifies 2026 network score 75; U.S. rank 54. Some page/search titles retain 2025 branding; the content's year controls. Script uses the score without claiming superiority over an unverified Wilton Manors score. |
| S14 | PeopleForBikes: 2025 best places to bike ↗ | June 18, 2025 publication confirms Provincetown 96. That original draft claim was historically correct but no longer current. |
| S15 | PeopleForBikes: 2026 ratings methodology context ↗ | Describes stricter low-stress infrastructure criteria and methodological updates. Do not infer a physical deterioration from a score change alone; this review did not isolate Provincetown's score-change causes. |
| S16 | Walk Score: Wilton Manors and Provincetown city pages ↗ | Also inspected https://www.walkscore.com/MA/Provincetown . Retrieved pages did not supply the draft's specified central-address scores. Original 75-versus-80 comparison removed because addresses were absent. No replacement townwide score is claimed. |
| S17 | Holy Cross Health: location ↗ | 4725 North Federal Highway, Fort Lauderdale. Proximity assessment is editorial; no driving-time guarantee or LGBTQ-specific care endorsement. |
| S18 | Broward Health Medical Center ↗ | Hospital located in Fort Lauderdale. Hospital access and patient-specific care quality are treated separately. |
| S19 | Outer Cape Health Services: sexual-health services ↗ | Provincetown services at 49 Harry Kemp Way; primary care and walk-in sexual-health services described by the provider. See also https://www.outercape.org/ . |
| S20 | Cape Cod Healthcare: Cape Cod Hospital ↗ | Provider identifies hospital in Hyannis. Episode avoids unsourced distance and appointment-access comparisons. |
| S21 | Bureau of Labor Statistics: South Florida metropolitan economy ↗ | Primary regional employment series. Supports regional breadth; no city-specific wage advantage, job guarantee or live opening count is inferred. |
| S22 | Town of Provincetown: housing research and assessment summary ↗ | September 2024 needs assessment and surveyed-business finding: 37% of responding business owners lost employees in prior year due to housing cost. Historical respondent-based result, not a current census of businesses. Town documents housing efforts. |
| S23 | Broward County: Fort Lauderdale-Hollywood International Airport ↗ | Primary airport authority. Regional travel edge is an editorial assessment, with no fixed trip-time or airline count. |
| S24 | Brightline: stations ↗ | Regional stations include Fort Lauderdale. No Wilton Manors station is asserted; onward transport is required. |
| S25 | Town of Provincetown: winter 2026-27 Cape Air announcement ↗ | Posted September 3, 2026. Announces four weekly round trips November 4, 2026-May 12, 2027. One-season bridge agreement; service begins after this review date. Fare excluded because the announcement qualifies its final coordination. |
| S26 | Bay State Cruise Company: Provincetown ferry ↗ | Primary operator. Seasonal schedules and weather disruptions vary; no permanent fare or daily year-round availability claim. |
| S27 | U.S. Census Bureau QuickFacts: Wilton Manors ↗ | 2020-2024 ACS median owner-occupied home value $589,200; median gross rent $1,871. Script uses only home value, with period and interpretation. Original $902,200 Provincetown counterpart appears in Census Reporter, but direct Census table/API retrieval failed; it is not carried into the final factual comparison. Town, CDP and ZIP geographies must not be interchanged. |
| S28 | Town of Provincetown: Community Housing Report ↗ | Retrieved PDF content is headed 2025 despite legacy 2024 URL slug. It describes 56% seasonally vacant housing based on the needs assessment. This does not mean 56% is currently empty or available for lease. No matching same-year Wilton rental inventory was established. |
| S29 | National Weather Service: South Florida climate ↗ | Primary regional climate reference. Script uses qualitative seasonal character; deletes 95-degree generalization and does not treat a single day as climate. |
| S30 | Provincetown: hazard mitigation plan ↗ | Official local hazard source covers winter weather, coastal storms and flooding. The episode's cooler-summer preference is qualitative, not a station-normal numeric comparison. |
| S31 | Wilton Manors and Provincetown: coastal vulnerability ↗ | Wilton Manors April 2024 report. Provincetown June 2025 plan summary: https://www.provincetown-ma.gov/2587/Coastal-Resilience-Plan-Frequently-Asked . Both document coastal exposure; no property-specific insurance or risk conclusion. |
| S32 | Wilton Manors: perfect MEI scores announcement ↗ | City's media-release index includes its 12-consecutive-years announcement and earlier 11-year announcement. Attributed to the city in speech. HRC's latest retrieved edition is 2025, not an assumed 2026 result. |
| S33 | Human Rights Campaign: Municipal Equality Index 2025 ↗ | Publisher explains municipal laws/services scope and expressly distinguishes it from atmosphere or quality of life. A score of 100 is not a universal safety guarantee. Draft MAP scores (38/47 and -6.5) removed as undated and not reverified. |
| S34 | Massachusetts Commission Against Discrimination: laws enforced ↗ | Primary enforcement agency guidance. See fair-housing specifics: https://www.mass.gov/info-details/overview-of-fair-housing-law and public-accommodation guidance: https://www.mass.gov/info-details/discrimination-in-public-places . Supports explicit orientation/gender-identity protections; no promise of freedom from discrimination. |
| S35 | Massachusetts Attorney General: gender-affirming care advisory ↗ | May 20, 2026 primary advisory announcement. Script describes the state's protective framework rather than guaranteeing availability for a particular patient. |
| S36 | Florida Statutes 2026, section 456.52; Broward Human Rights ↗ | Statute contains care restrictions; existence of statutory text is not proof that every provision is enforceable for every patient after litigation. No detailed enforcement conclusion is made. County complaint process: https://www.broward.org/HumanRights ; protected classes: https://www.broward.org/ReportAComplaint/Pages/Default.aspx . Local protections are acknowledged, not equated with statewide law. |
| S37 | National Park Service: Race Point Beach ↗ | Official Provincetown beach location and facilities. Natural-beauty pick is opinion. |
| S38 | National Park Service: Province Lands Bike Trail ↗ | Official trail through dunes, pine forests and bogs. No generalized accessibility claim for the full trail. |
| S39 | Wilton Manors: waterways and Colohatchee Park ↗ | Middle River and riverside parks. Park walkway: https://www.wiltonmanors.gov/157/Colohatchee-Park . Nearby Atlantic beaches are not within Wilton Manors. |

| S41 | Massachusetts Department of Revenue: resident income tax ↗ | General 5% rate with excluded income and exceptions. Do not imply every dollar of retirement or investment income is treated alike. |
| S42 | Massachusetts Department of Revenue: 4% surtax ↗ | Updated June 1, 2026. Tax-year 2026 threshold $1,107,750; extra 4% applies to the excess, not all taxable income. |
| S43 | Provincetown assessor: residential exemption ↗ | Verified FY2026 illustration: $6.13 per $1,000 assessed residential value; qualifying fixed assessment exemption $416,961, derived from 35% of average assessed residential value. $1m property example: ($1m-$416,961)/1,000 × $6.13 = $3,574.03 vs $6,130 without exemption. FY2027 application links coexist with FY2026 figures; no FY2027 rate is certified here. Eligibility includes certain qualified year-round rental properties. It is not a blanket 35% bill reduction. |
| S44 | Florida Department of Revenue: homestead and Save Our Homes ↗ | Primary property-tax benefits reference. Save Our Homes limits eligible assessed-value increases, not total tax bills. Local levies, eligibility, purchase reassessment and insurance matter. |
| S45 | City of Wilton Manors: Chris Caputo staff listing ↗ | Current city listing gives Vice Mayor title. Script uses that title without implying the episode is an adopted statement of the commission. |
| S46 | Florida Legislature EDR: Wilton Manors 2020 Census profile ↗ | Official Census-data republication: 6,235 occupied housing units in 2020, distinct from total 7,004 housing units and 11,426 people. This is a denominator reference, not a replacement for the Institute's published rates. |
